Valuations and Surveys
Depending on the age and condition of the property, we would normally suggest getting more than just the lenders' basic valuation report to ensure the property is okay to buy.
A Basic Valuation report is likely to be very brief, asking for few comments from the surveyor and is simply to ensure that the property is worth the price being paid, and that it is in adequate condition.
RICS (Royal Institute of Chartered Surveyors) define two further reports that you may want to consider - 'Homebuyers Report' and 'Full Structual Survey'. Each report is for your benefit and not the lender, and will be more detailed than the bank valuation report.

We have a number of options available to help you get such a report - the lender will let you use their surveyor to get a Homebuyers or Full Structual Survey for an additional cost. We can also help instruct independent surveyors should you require - please ask for a quotation.
Insurance
The only other consideration before you physically move home is Insurance - Whether Buildings or on yourself. Every lender will require buildings insurance on your property if it is a freehold property (typically not flats or appartments). You should protect your contents at the same time, and then consider what would happen if you lost your job, becoame sick or something even worse. Your property may be repossessed if you do not keep up repayments on your mortgage or any other debt secured on it.
