There is a huge scope of costs involved with the instruction of Solciitors or Conveyancers to deal with the Legal work of buying or selling a Property in the UK. The costs are typically broken down as :
Solicitor / Conveyancer Cost
This is commonly known as their 'Time and Effort Cost' - what the Solicitor or Conveyancer is charging for their own service. This is where we see significant ranges of pricing, which may reflect the level of professionalism or service you may need with your case. However, given that most of the legal work involved with a Property Transaction is relativelty simple (but time consuming), you may feel it better to consider other options.
VAT
You will see that VAT (Value Added Tax) is chargeable on almost everything, so be warned!
Disbursements
The cost of Disbursements will include the following types of searches, reports, checks and registration :Land Registry - Copies of Deeds, Registration of a New Owner and the Registration of the Lender on the PropertyStamp Duty Declaration - Whether Stamp Duty is payable or notLocal Searches - Including Sewerage / Drainage Searches, , easements, local planning decisions and pending applications, Local Authority Searches, land searches, this list is extensive!Stamp Duty - If payable this is collected by the Solicitor / Conveyancer and sent to the HMRCDisbursements typically are the same for each Solicitors or Conveyancers, given that the tariff for such searches, copy documents and enquiries are set by their providers of that information.
